No, this is NOT a mobile home or container, but an upgraded modular prefabricated unit, suitable for living, as the quality and insulation performance of the construction are comparable to a prefabricated house.

The advantage of manufacturing a residential modular timber-frame house under a roof is that the house and materials are not exposed to unpredictable harmful weather conditions, so the quality of construction is at a much higher level. In addition, the entire construction process takes place in individual phases with checkpoints, so nothing is left to chance or to the mistakes of uncoordinated workers as in traditional construction. Construction therefore also proceeds smoothly throughout the whole year, in any weather.

With less paperwork to a building permit

Building permit for a modular house is required, but the process of obtaining it is simplified and consequently cheaper. Only with a building permit can you obtain the necessary connection to water, electricity, and a house number.

With a modular house, you avoid bureaucracy you don’t even know exists yet. If you are building for the first time, words like construction supervisor, geomechanics engineer, surveyor, safety plan, PZI (detailed design for execution), stormwater, structural calculation, heat recovery ventilation, etc. may not mean much to you yet. Until you encounter them and spend all your savings on them, even before you really begin construction. In the case of modular construction, most of this is unnecessary or becomes drastically simplified.

Please note that the building permit process differs depending on the spatial planning act of the municipality where you want to place the modular house, so it is advisable to inquire about the options at the competent administrative unit.

CUBIE modular houses are built turnkey or to any desired stage of construction. The quality of construction and insulation is fully comparable to a traditional or prefabricated house. Since each house is custom-made, it is difficult to give an exact price. Prices start at 1300 EUR/m2 for the third construction phase from 50m2 onward. For smaller floor areas with a bathroom, the price may be higher, as the bathroom requires its own investment.

We also make the house turnkey, meaning with a finished bathroom, final wall, floor, and ceiling coverings, electrical and plumbing installations - the house finished outside and inside, you only need to arrange the furniture and move in...

For the modular house CUBIE, a building permit is required. However, due to its design, the documentation is simplified, as less paperwork is required and consequently it is also cheaper (we prepare all the plans ourselves, while the architect only prepares and submits the documentation). If you want a connection to water, electricity, your own house number, unfortunately it is not possible without a building permit. However, the requirements differ from municipality to municipality, so for an exact answer it is best to contact the local administrative unit.

A modular house is designed to be highly durable and is fully comparable to a prefabricated house in terms of service life, provided that it is properly maintained – just like any traditionally built or prefabricated home.

The lifespan of the building therefore depends largely on following the recommended maintenance guidelines and taking proper care of the structure.

The materials used in construction have different service lives depending on their specifications. When properly maintained and used in accordance with the manufacturers’ recommendations, a modular house can have a service life of 50 years or more.

No. In terms of composition and quality, a modular house does not even come close to either a mobile home or a container. It is built at a higher level of construction, comparable to a prefabricated house. The difference between modular construction and a prefabricated house is that a modular house is entirely built in a controlled production process under a roof, consequently there is no fear that the materials in the house would be destroyed or damaged by unpredictable rain during the construction phase. When the house is finished and covered, we transport it with a Hiab truck to the desired location and install it in one day. Another advantage of a modular living house is that it is movable, since due to its modularity it can be transported to a new location. The modularity itself also allows us to add more modules - a larger square footage of the house.

Insulation The insulation of the CUBIE unit is already standard suitable for our climate, so living is possible throughout all four seasons. The level of insulation depends on your preferences, i.e. how much you want to use the modular house. Only as a holiday home in summer/winter, as a weekend house, or throughout the whole year. The basic wall insulation starts at 15 cm of insulation, up to 40 cm. Ceiling insulation from 20 cm to 40 cm, floor insulation from 10 cm to 20 cm.

Our buildings have no restrictions related to square footage. We assemble larger buildings from multiple modules, which we determine based on other limitations. The square footage of an individual module is limited to 42 m2 which means 12 m x 3.5 m.

The building is constructed according to guidelines and directives, which ensure the highest possible earthquake safety. Proof of this is that our buildings withstand transport to the selected location by truck on Slovenian roads without damage, which causes more vibrations than the strongest earthquakes.

It is possible. However, it is good to keep this option in mind already before planning the first module, so that the possible location of windows and doors as well as installations is anticipated in this module, so that the first module is already prepared in such a way that it can be easily adapted for the next module.

Renovation is comparable to a prefabricated house. In a renovation, the roof, façade, windows, and doors are usually replaced. This is the same for houses of all types of construction: masonry, prefabricated, or modular. The structure, just like in masonry houses, is also permanent in wooden houses if the house is properly maintained. A bigger concern is the actual lifespan of a wooden house, because some people fear that after 20–30 years the wooden house will wear out and start to rot. This is indeed true if the house is poorly built. If water and moisture leak into the wooden structure and remain there. In the past, there were quite a few cases where 10-year-old prefabricated houses were completely unusable because the details were not properly resolved. You risk such problems if you choose the cheapest provider / the cheapest materials. However, if the "outer envelope" is made truly watertight, if the base is waterproofed, if the roofing (and the sheet-metal flashings around the roofing) is done well, then the wooden structure is permanent, just like brick. We have these details well resolved based on many years of experience. We can say that the first renovation is expected after 30 years.

At first glance, you may have expected a lower price, comparable to a mobile home. A modular house is not a mobile home; the quality and insulation are at the level of a masonry or prefabricated house. When collecting offers on the open market and coordinating subcontractors for a masonry house, prices may at first glance be lower, but when you actually carry out the project and take into account all the components you forgot in your internal calculation (poor coordination of contractors, extended deadlines, mistakes due to different contractors..), the price is very likely higher. In addition, during masonry and prefabricated construction you must be present and up to date the whole time, which affects your time and adds extra stress.
